What actions should you take to save your home from foreclosure?
Austin Homeowners who fall behind on mortgage payments must take preventive steps straight to stop Austin Foreclosures. My editorials are written to help out my dear Austin Homeowners, especially those who would like to avoid foreclosure on their property. These articles may give you an outline of the various foreclosure preventive techniques. But to fully stop Austin Foreclosure, it is necessary that you jointly work with the professional mortgage counsellors and legal advisors located in your vicinity, such as The Troubled Homeowner Organization.
If you are an Austin Home owner struggling through your mortgage payments, it’s likely that you may fall behind on mortgage payments by a month or two. You must accept your situation and be sure to call your lender at an earliest possible date. If you have a validated reason, the lender may consider your request for extensions or renegotiation’s. Austin Home owners should in every possible way communicate their intentions for repayments promptly to their lenders, for any delay would be assumed as default and invite unnecessary foreclosure initiation procedures. Remember, “lender need your money; not your house”.
Options from your lender
If the reason for falling behind on mortgage payments is viewed legitimate, your lender may propose alternative repayments plans. These mortgagee crisis option offered by the lender are customized to the needs of the specific Austin Homeowners. Few of the crisis options are:
Debt counselling:
Mortgage payments being highly imperative usually precedes every other expenses or loans. So, if you are behind on mortgage payments, then it’s likely that you are having trouble with other financial obligations. In these cases, the Lender may appoint a personal Debt Counsellor, who would carefully devise a budget plan that will help you recover from your financial crisis. Austin Homeowners can have a tailor made solution plan that can serve as a road map towards making timely mortgage payments and help maintain their financial health.
Mortgage modification:
Based on the equity stake on your home, you can renegotiate the mortgage terms with your lender. Your lender may be willing to alter your monthly payments in proportion to the duration.
Sell you home:
If you are continuously behind on mortgage payments and anticipate similar crisis in the future, you may consider a short sale option from your lender. A Short Sale can help you with funds that can pay off your pending mortgage dues, avoid a foreclosure and thus shield your credit scores. It’s better to live in affordable living accommodation than loosing a home to foreclosure. To Stop Austin Foreclosure, troubled homeowners should consider this option so to safeguard their credit scores.
Deed in lieu:
Deed in Lieu Is an voluntary request for foreclosure and it can potentially bring down your overall credit ratings. The lenders with the joint efforts of a local real estate agent will market the house for sale.
Bankruptcy:
Bankruptcy is the least preferred resort opted by Austin Homeowners. It may buy homeowners the time to delay foreclosure proceedings. But the Bankruptcy filings are reflected on the credit scores for up to seven years. The court may give orders to the lender to stop foreclosure proceedings, until the Bankruptcy case is resolved.
Foreclosure is serious situation. Don’t take it lightly. The situation will not just go away. It is best to be proactive. Contact your Lender. If you are not comfortable speaking with your lender then contact a local foreclosure specialist, such as Troubled Homeowner Organization. Be aware of foreclosure scams.

Driving alone and in unfamiliar territory is something done by millions of people every week. Getting lost in unfamiliar surroundings is also not uncommon; however, some of us have a knack for getting lost in the worst possible areas. As a female driving alone in San Antonio, Texas, I found myself in a part of town that looked like a movie set for a gang fight. Stopping at a corner convenience store for directions seemed to be the only option. As I walked back to the car, I observed several young men leaning against the front of the car. I smiled and tried to “show no fear” although they probably heard my heart thumping. They snarled in return but jumped away from the car. When I checked into the hotel, I mentioned the experience to the desk clerk and was told “you’re one lucky lady”. When I saw the local morning paper, the headlines reported a “gang related” murder directly across the street from the corner convenience store that provided directions! I knew two things: I have a guardian angel and I needed a Garmin.
After some research, I found the Garmin nuvi 255W. It is more than just a navigation system. It has features that make it extremely helpful. The touch screen is easy to use and connection to satellites is lightening fast. It has a Photo Navigator that lets you upload geo-coded photos from a phone, camera or photo site and then navigate to the location. The 4.3 inch display screen is clear, bright and easy to read. In the upper corner of the screen, it shows the posted speed limit for major roads. It has memory slots to add maps and travel guides. Another very helpful feature is the ability to send addresses from Google Maps or Map Quest directly to the Garmin. You simply connect the Garmin to your computer using the USB port.
The Garmin is portable which means you can easily carry it in your purse or pocket. It can be used in a car or when you’re walking. My previous navigation system was in the dash of my Eddie Bauer Expedition. When I changed cars, the navigation system was gone. With the portable Garmin, it stays with you. Having a Garmin Nuvi 255W by my side is not a luxury. It really is a matter of safety and there is no price tag on peace of mind.
